In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information
As explained in my last update 16 acres land are registered and converted in the name of the Builder out of 28 Acres CLU. CLU was obtained showing the Road from the adjacent Layout. The entrance land of about 4 Acres is having issues, as the landowner cancelled the GPA issued in favour of the Builder and transferred the property to his siblings, in spite of receiving the full payment towards the cost of the land. We tried to resolve the issue by having several meetings with him. But his only demand is settlement as per the existing market rate prevailing now. As the discussions failed, we filed a case against him vide case no.511/2024 & 1285/2024. He failed to attend the last two hearings. The next hearing is on 10.09.2025 & 04.09.2025.
Any further progress is possible only after the case is resolved.

In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information
1. Registration of sites are under process.
2. Some people are not interested in registration citing some court case. But the court case is settled. The copy is available in the Society office. No idea whether they again approach higher court. As no summons were received as per the Builder. Also, there is no stay on this matter. Hence it is advised to go head for Registration.
3. Regarding Electrical supply, the builder was delaying it citing one or the other reason. As a result, society has addressed the issue. Already paid the required Deposit. Will expedite the work and see the power supply is given at an earliest.

Received final approval from BIAAPA and also katha from Panchayat. Registrations are already commenced after getting the Seniority list from the competent authority.

BSNL Mysore Sirigandha (13.08.2025)
In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information.
All the development works in the proposed 4 acres plot is over and waiting for the Installation of Electrical Transformer. After getting the Electrical service and NOC from all the required departments, will submit the same for final approval and khatha, Registrations will commence once khathas are received. Meanwhile pursuing the Builder to start work in another 4 acres to accommodate the remaining members.

BSNL Sirigandha Phase-3/Block-1 (13.08.2025)
In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information.
The proposed layout is going to be in the following survey numbers. i.e. 13/1 to 13/10 of Naraganahalli village, Kundana Hobli, Devenahalli Taluk, Bangalore Rural. The said land is adjacent to Survey number 14, where our Phase 3 is going to come. Shortly going to submit for Change of land use from Agriculture to Residential purpose. Will update you shortly after submitting the application.

BSNL Sirigandha Phase-3 (13.08.2025)
In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information
As stated in the earlier letter submitted a proposed plan for 10 Acres and were waiting for the BIAAPA people for land inspection. Accordingly, they visited the place and were against sanctioning the plan citing that there is no proper approach road to the proposed layout. We tried our best to convince them that the proposed plan was based on the survey sketch, on which CLU was accorded but in vain. They state that the CLU sketch itself wrong. Hence it was requested to issue a endorsement clearly stating the reason for refusal so that we can legally fight the issue. Will decide next course of action after receiving their endorsement letter.
To overcome the above cited issues, already negotiating with the landowners to purchase additional lands adjacent to the Road, so that we can submit a new plan without giving any room for refusal. The proposed land is near Naraganahalli village, which passes from IVC Road to Kundana.
Meanwhile we submitted a proposed plan for another 4 Acres and are waiting for their approval. The plan was submitted under reference number.
I sincerely apologise for un due delay in executing the Layout and trying our best to allot sites at an earliest.

In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information
In the earlier update it was stated that the CLU was accorded for 10 Acres, and the builder has a sale deed on his name, for 5 acres, which was also D.C. converted. Also, the entrance issue from the Main Road was also sorted out by convincing the present landowner that his land will be exchanged for double the quantity of land he owns. Now the actual problem we are facing is that acquiring remaining land because the landowners are demanding the present market value, which is impossible for us to offer. The other alternative is to wait for the other Society to get the plan approval so that we too can have a access from their Roads. The other Society is developing a 30 Acres layout, and are processing the Plan approval.

BSNL Sirigandha Phase-1 (Date: 13.08.2025)
In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information
Received Plan approval from BIAAPA vide No. BIAAPA/TP/LVO/31/2024-25 dated 20.11.2024, for Two acres and when we started development work, the local villagers objected and stopped the work citing that they need a connectivity Road, to be executed in the layout, connecting the temple and the nearby pond, to take the deity in procession during their celebrations. Hence the work was stopped and again applied for the revised plan, which was released vide no. BIAAPA/TP/LVO/35/2024-25 dated 03.07.2025. Shortly the development work will commence.
All the Development works are completed in the earlier approval of 4 Acres. Registrations also commenced after getting the Seniority list approved by the Competent Authority. Total number of sites as per sanction plan is 71 nos. out of which 38 no’s are 30x40 sites, 02 no’s are 30x50 sites and 31 no’s are ODD sites. Out of 71 sites, registrations completed are 46 sites, registration pending are 12 sites, allotment pending are 13 odd sites. The percentage of sites as per the norms are very less because of 100 ft wide road and uneven land corners.
Total number of sites as per the 2 Acres sanction plan is 34 Sites. Out of which 4 no’s are 30x40 and 30 nos are ODD sites.
The total requirement for phase 1 is about 10 Acres. The old builder has acquired/agreements for 8 Acres only. Out of 8 acres the new builder completed the process of getting plan approval for 6 acres. The remaining 2 acres is yet to be processed. In case it gets delayed, all the remaining members will be accommodated in Phase 2.
