In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information As explained in my last update 16 acres land are registered and converted in the name of the Builder out of 28 Acres CLU. CLU was obtained showing the Road from the adjacent Layout. The entrance land of about 4 Acres is having issues, as the landowner cancelled the GPA issued in favour of the Builder and transferred the property to his siblings, in spite of receiving the full payment towards the cost of the land. We tried to resolve the issue by having several meetings with him. But his only demand is settlement as per the existing market rate prevailing now. As the discussions failed, we filed a case against him vide case no.511/2024 & 1285/2024. He failed to attend the last two hearings. The next hearing is on 10.09.2025 & 04.09.2025. Any further progress is possible only after the case is resolved.

In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information 1. Registration of sites are under process. 2. Some people are not interested in registration citing some court case. But the court case is settled. The copy is available in the Society office. No idea whether they again approach higher court. As no summons were received as per the Builder. Also, there is no stay on this matter. Hence it is advised to go head for Registration. 3. Regarding Electrical supply, the builder was delaying it citing one or the other reason. As a result, society has addressed the issue. Already paid the required Deposit. Will expedite the work and see the power supply is given at an earliest.

In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information. All the development works in the proposed 4 acres plot is over and waiting for the Installation of Electrical Transformer. After getting the Electrical service and NOC from all the required departments, will submit the same for final approval and khatha, Registrations will commence once khathas are received. Meanwhile pursuing the Builder to start work in another 4 acres to accommodate the remaining members.

The proposed layout is going to be in the following survey numbers. i.e. 13/1 to 13/10 of Naraganahalli village, Kundana Hobli, Devenahalli Taluk, Bangalore Rural. The said land is adjacent to Survey number 14, where our Phase 3 is going to come. Shortly going to submit for Change of land use from Agriculture to Residential purpose. In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information As stated in the earlier letter submitted a proposed plan for 10 Acres and were waiting for the BIAAPA people for land inspection. Accordingly, they visited the place and were against sanctioning the plan citing that there is no proper approach road to the proposed layout. We tried our best to convince them that the proposed plan was based on the survey sketch, on which CLU was accorded but in vain. They state that the CLU sketch itself wrong. Hence it was requested to issue a endorsement clearly stating the reason for refusal so that we can legally fight the issue. Will decide next course of action after receiving their endorsement letter. To overcome the above cited issues, already negotiating with the landowners to purchase additional lands adjacent to the Road, so that we can submit a new plan without giving any room for refusal. The proposed land is near Naraganahalli village, which passes from IVC Road to Kundana. Meanwhile we submitted a proposed plan for another 4 Acres and are waiting for their approval. The plan was submitted under reference number. I sincerely apologise for un due delay in executing the Layout and trying our best to allot sites at an earliest.

In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information In the earlier update it was stated that the CLU was accorded for 10 Acres, and the builder has a sale deed on his name, for 5 acres, which was also D.C. converted. Also, the entrance issue from the Main Road was also sorted out by convincing the present landowner that his land will be exchanged for double the quantity of land he owns. Now the actual problem we are facing is that acquiring remaining land because the landowners are demanding the present market value, which is impossible for us to offer. The other alternative is to wait for the other Society to get the plan approval so that we too can have a access from their Roads. The other Society is developing a 30 Acres layout, and are processing the Plan approval.

In continuation of My earlier letter dated 09.09.24, I hereby submit the following developments for your kind information Received Plan approval from BIAAPA vide No. BIAAPA/TP/LVO/31/2024-25 dated 20.11.2024, for Two acres and when we started development work, the local villagers objected and stopped the work citing that they need a connectivity Road, to be executed in the layout, connecting the temple and the nearby pond, to take the deity in procession during their celebrations. Hence the work was stopped and again applied for the revised plan, which was released vide no. BIAAPA/TP/LVO/35/2024-25 dated 03.07.2025. Shortly the development work will commence. All the Development works are completed in the earlier approval of 4 Acres. Registrations also commenced after getting the Seniority list approved by the Competent Authority. Total number of sites as per sanction plan is 71 nos. out of which 38 no’s are 30x40 sites, 02 no’s are 30x50 sites and 31 no’s are ODD sites. Out of 71 sites, registrations completed are 46 sites, registration pending are 12 sites, allotment pending are 13 odd sites. The percentage of sites as per the norms are very less because of 100 ft wide road and uneven land corners. Total number of sites as per the 2 Acres sanction plan is 34 Sites. Out of which 4 no’s are 30x40 and 30 nos are ODD sites. The total requirement for phase 1 is about 10 Acres. The old builder has acquired/agreements for 8 Acres only. Out of 8 acres the new builder completed the process of getting plan approval for 6 acres. The remaining 2 acres is yet to be processed. In case it gets delayed, all the remaining members will be accommodated in Phase 2.

We are able to get 16 acres of land registered in the name of the Builder and also the same has been converted for residential purpose. The execution of Sale deed of remaining lands is pending, as the land Owners are demanding present market rate instead of the agreement rate. Had several rounds of discussions with the landlords and hope to resolve the same at an earliest. Meanwhile planning to apply for plan approval for available lands. The copies of the Sale deed and Conversion orders are available in the Society office. The project which was getting delayed because of the court case, was finally resolved in favour of the Builder. Now planning to submit for plan approval in stages due to technical reasons, in the month of June or July. The same will be updated after submitting the plan for approval.

At last, the prolonged court case and other technical issues were settled in our favour and a Sale Deed was executed in favour of the society. Already applied for DC Conversion. After a prolonged delay we are succeeded in getting about 30 Acres CLU. The same is displayed. The next process is getting DC Conversion orders for the entire 30 acres which is under process. Will submit for plan approval after completion of DC conversion orders. It is getting delayed because of the financial constraints. Also planning for another 10 acres clu after getting the podi process is over. Remaining 10 acres land will be acquired after getting financial support from the members.

The project is getting delayed because of PODI issues. i.e. The land grantees are more than the land available. It is referred to a committee to resolve. The other issue is that majority of the land belongs to SC ST communities. The recent amendment in the state assembly towards this community to reclaim their lands at any time, is having a second thought of continuing the project at the present site. Asked the builder to identify a different place to accommodate the bookings, Will be intimated in due course of time.

Last Year the CLU Copies the 23 Acres were displayed. Out of which some 15 Acres conversion orders are released. The remaining is pending due to a court case and 79ab issues. Now the court case is posted for final order, which is expected by another three months. After that will apply for Plan approval followed by development work. Also, in the process of getting another 25 Acres CLU orders. Once received a full pledged 50 acres project will be on line

Phase 2

Last year the CLU copies of 10 Acres were displayed. Now the 5 Acres conversion orders are available which is already displayed. The conversion of remaining 5 acres is under process. The same is delayed because of abolition of Sec.79 ab, Wherein the land owners are demanding the present market rate. After completion of remaining 5 acres, will submit for PLAN approval and after plan approval development work will start.

Phase 1

Last year Development work started in 4 Acres. The same was completed in all aspects, the final completion plan is also released from BIAAPA. Now applied for individual Katha from the Local Panchayat, after receiving the same, Registration of sites will be commenced as per Seniority list. • Regarding the balance four acres, last time it was brought to the last G.B that due to a family dispute of two brothers, the case was pending. Now the case is amicably settled and applied for the transfer of Katha, as the old one is in the name of their forefather. After change of katha, now applied for 11E sketch. It was applied in the month of MAY 23 and awaiting the same. Further progress is after getting the sketch.

PHASE 1

Our first layout Sirigandha Phase-1, for which booking started on 14-Jan-2013. The builder has already acquired about 12 acres of land at Singarahalli on IVC Road. Though the land is in YellowZone, the concerned Govt., dept insists for change of land. Hence the builder has applied for change of land to the concerned Govt., department and waiting for the approval. The necessary civil works will start after getting the approval.The paper notification copy is updated in Phase-1 webpage.

PHASE 2

The Sirigandha Phase-2, The builder has already acquired about 10 acres of land at Singarahalli on IVC Road. Though the land is in Yellow Zone, the concerned Govt., dept insists for change of land. Hence the builder has applied for change of land to the concerned Govt., department and waiting for the approval. The necessary civil works will start after getting the approval. PHASE 3

Regarding Sirigandha Phase - 3, again on on IVC Road. The booking closed in Oct 2014. Originally it was planned to procure 40 acres of land for the project, but due to the demand from our esteemed members it was extended to 80 acres. i.e. another 40 acres more was added to our original plan. The builder is already in the process of acquiring land. The same is hindered due to non-payment of 2nd instalment from many members. Hence it is requested that timely payment will help us to procure the land at an earliest, and we can think of applying for change of land after completion of procurement of land and NOC from government.
